Xcel Leisure Complex

January 2006

This development is a clear example of how the private sector can work with local authorities to undertake the delivery of sports and leisure within the community.

SPACE & PLACE worked with operator DC Leisure and contractor Willmott Dixon on this development, which was for the construction of both a new wet and dry sports centre along with its long term operation and maintenance. Each of the 3 partners was able to bring their particular expertise to the scheme in order to maximise operational efficiencies, design quality and buildability through a truly co-operative process.

Situated on the banks of the River Thames the centre has large areas of glass, these are countered with a combination of brickwork, metal panel and standing seam roof constructions ensure visual interest combines with long term building viability.
The new facility combines an 8-lane 25m competition pool, 20m learner pool with moveable floor and 8-court multi-purpose sports hall to provide a true wet and dry sports centre. The entrance is animated through the inclusion of a 12m high climbing wall to act as a visual marker, whilst offering a chance for the public to try this exciting fast growing sport.

With the addition of an indoor bowls hall, squash courts, studios and a 500m2 fitness gym, Xcel offers sports facilities to the whole community.

Delivery of this facility was on budget and six weeks ahead of programme, allowing the development team to offer the facilities early for public use.
