Premium housebuilder Charles Church, part of Persimmon PLC, appointed SPACE & PLACE to conceive a private development of 17 two, three and four bedroom houses.

The development was designed using the urban design and built form principles set out by Essex County Council. The remediated brownfield site had been a builders’ yard and conceived as a mews court housing model where greater housing densities are deemed appropriate.

Resident parking is located in clusters behind or beneath buildings in open car ports to reduce the visual impact of parked cars. Houses are terraced and built up to the pavement to enclose and define the pedestrian and vehicular shared public space. Individual buildings use traditional building forms such as steeper roof pitches, gable ends and chimneys.

The project was successfully completed in January 2006 and cost £6m.
